Specialist, Real Estate- Business Operations Manager

- Manage end-to-end operations for assigned corporate real estate and workplace accounts, ensuring adherence to SLAs and KPIs.
- Oversee facilities management services, including HVAC, electrical systems, housekeeping, security, and maintenance activities.
- Lead vendor and contractor governance, including AMC contracts, FM agencies, MEP contractors, negotiations, performance reviews, and cost optimization initiatives.
- Drive budgeting, cost control, and facilities operations across capital and operating expenditures.
- Act as the primary contact for landlords, clients, government bodies, and regulatory authorities.
- Lead emergency response, business continuity planning, sustainability programs, and energy-efficiency initiatives across sites.
- Establish partnerships with HR, IT, Finance, Security, and Risk Management teams to align operational priorities and business support initiatives.
- Education: Bachelor's degree in Business Administration, Facilities Management, Engineering, or related field.
- Experience: 6+ years of experience in corporate real estate, facilities management, or critical infrastructure/workplace operations.
- Application of building systems knowledge and facility compliance standards.
- Application of statutory and regulatory compliance frameworks, including labour laws, fire and building codes, environmental requirements, and internal audit processes.
- Experience managing vendor contracts, budgets, and cross-functional teams.
- Utilization of MS Excel and Microsoft Office applications.
- Ability to work on-site in Gurugram and coordinate with multiple locations as needed.
- Technical knowledge and exposure related to facilities, workplace, or infrastructure operations.
- Utilization of CAFM, CMMS, or IWMS tools.
- Excellent stakeholder management and communication skills.
